Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.

A home inspection is an evaluation of the condition of the home and all the major systems of the home. We’ll go through and determine the ages, condition, potential life expectancies, recommended servicing or repairs, so that you have a full understanding of the home and it’s condition. You’ll receive a full written report with all comments and recommendations.  

The average single family home inspection will typically take 2-3 hours. Additional services (oil tank sweep, sewer scopes, mold testing, etc.) can increase time.  

Yes, we encourage our clients to attend the inspection so they can see firsthand any issues or concerns the inspector may uncover. This can also be a great opportunity to ask any questions you may have about the property.

During our inspection we inspect all the major and installed systems of the home. This includes visible and accessible sections of the roof, exterior systems, foundation, electrical, plumbing, HVAC systems, kitchens, bathrooms, etc.

Systems not covered under the standards of practice: washer/dryers, alarm or security systems, water softening equipment, irrigation systems, pools or spas, plug-in appliances, central vacuum systems, generators. While we do discuss these items during our inspection, a full evaluation is not made.

Along with the general inspection, most home buyers will also need a radon test and termite inspection. Beyond that, the age of the home and other factors will dictate additional services needed. Older homes will likely require an oil tank sweep, environmental testing, and a sewer scope. More rural homes will usually need septic and well water testing. For services that we do not provide, we can recommend qualified professionals/companies. 

Pricing varies depending on the home and services requested. The average inspection, including radon and termite, is approximately $750, while additional services such as sewer scopes, oil tank sweeps, and fireplace inspections will add to the overall cost.
