Each inspection is different. An average single-family home will last about 2-3 hours based on accessibility of the home. Additional services such as an Oil Tank Sweep or Fireplace Inspection will add time and cost. Condos will be quicker, while multi-family and larger homes may take longer.

Smaller homes, townhouses, and condos will be less expensive than single or multifamily homes which will likely require additional services beyond the inspection. A home buyer can expect to spend between $500-1500 on inspections depending on services needed and size/complexity of the home.
Yes, we encourage our clients to attend the inspection so they can see firsthand any issues or concerns the inspector may uncover. This can also be a great opportunity to ask any questions you may have about the property.
We accept payment prior to, or at the time of the inspection. Cash, check, Zelle, and credit cards (with a 3% fee) are all accepted. If you do not plan on attending the inspection an online payment option is available. Please note that the inspection report cannot be distributed until payment is made.
There are items in the home that go beyond what the NJ standards of practice. Most notably these will be items that are not permanent or necessary systems to a home. Examples would include: washer/dryers, alarm or security systems, water softening equipment, irrigation systems, pools or spas, plug-in appliances, central vacuum systems, etc. While we do discuss these items during our inspection, a full evaluation is not made.
